Demographics make big city condos hot

On average, a home in Canada costs 84% more than in the United States right now. The national averages are $372,762 at home versus $203,100 south of the 49th parallel. One might argue that something has got to give.

By analyzing housing starts in Canada, we can get a good indication of future trends in real estate. Warm weather throughout most of Canada was credited with being the catalyst for a very strong month of March in new homes. April was expected to be lacklustre, but those expectations were blown out of the water with 244,900 housing starts last month, compared to an estimate of 204,000. This was the best month in about five years, well prior to the onset of the 2008 recession. These numbers have some questioning the sustainability of starts as well as eliciting further calls for a housing bubble here in Canada.

Of particular interest was that nearly two-thirds of new homes last month were multifamily units, which includes condominiums — a 27% increase year-over-year on a seasonally adjusted basis.

Canadian housing also topped a recent global list published by the Economist for 12-month price change, increasing 7%, while ranking high on a comparison of home prices to both rents and average incomes. Overall, the Economist suggests that Canadian homes are 54% overvalued relative to a 19% undervaluation in the U.S.

So clearly it doesn’t take a statistics degree to read the numbers and unequivocally declare the Canadian housing market is overheated and in particular, the condo market, right? Wrong.

First off, CMHC’s recently released annual report stated: “Clear evidence of a bubble is lacking [and we] continue to monitor very closely housing prices and underlying factors such as demographic and economic fundamentals and financial conditions across all major urban centers, including condominium markets.”

Furthermore, averages can be deceiving and may not be representative of a particular local market. A lack of supply in posh parts of the Greater Toronto Area, for example, has been driving bidding wars and pushing prices considerably higher in some neighbourhoods. Perhaps people are keen to lock in today’s low mortgage rates and are willing to buy a house in their desired neighbourhood regardless of the cost. In the short run, this drives up average prices. In the long run, does this really matter?

The big question based on Canada’s relatively high prices and April’s enormous inventory of new condos is whether the condo market is really experiencing a bubble? One of the key considerations for the purchase of any home has always been location. And location is one of the main reasons the condo market is not in a bubble.

What are many Baby Boomers going to do in coming years? Many will be selling the two-storey houses where they raised their families and buying condos, both for lifestyle reasons and also to bank some money to fund their retirement.

What are many young families going to do in coming years? If they want to live in Canada’s big, expensive cities like Vancouver, Toronto and Montreal, they’ll do what’s been done in the likes of New York, London and Tokyo for years — they’ll buy a condo.

What are many new immigrants going to do in coming years? In recent years, about 70% of Canadian immigrants end up in the big three — Vancouver, Toronto and Montreal. And they don’t buy houses in the suburbs. They rent condos in the city, so they can be close to jobs, resources and cultural centres until they are established.

New immigrants are starting to realize the value in the Mississauga community as well. Mississauga has seen a rise in renting or buying condos by new immigrants. With Mississauga being less expensive then living in Toronto many new immigrants see the value and sacrifice the commute for the savings which is a big bonus for the City of Mississauga and its condo market.

Demographics (Baby Boomers), family finance (big city housing affordability) and global mobility (immigration to the world’s new “America”) make condos the location of choice for tomorrow’s Canadian home buyers. I live in a Condo in the downtown core of Mississauga so condos are for me. Am I planning on selling my condo anytime soon and moving to a house? No. Prices of goods and services, homes included, are all about supply and demand. Therefore, my feeling is that big city condo values will continue to rise in general and that house prices in some urban areas will fall as a broad trend, with average home prices across the country potentially flat in the years to come.

What Makes For A Perfect Condo Layout?

Buying a Re-Sale Condo: Choosing the right floor plan:
 
The easiest way for a non-experienced purchaser to walk-through a floorplan is to literally envision walking through the suite entry door from that point on it all depends on personal opinion. When you are looking through a unit always consider the orientation and especially if the view is blocked by any existing or future buildings and... if you like the a sunset don't expect to see it in a east exposure.
 
Units with dramatic angles and curves may look sexy but are a nightmare for furniture placement, leading to wasted space. The best architects are good space planners and design buildings that contribute to efficient layouts. Slight angles are fine and visually interesting, it's the pie-shapes you should avoid. We've included our 'must have' list feel free to comment below and add to the list or give us your personal opinion.
 
1. Efficient layouts - this means that there is very little wasted space on hallways, and nooks-and-crannies. 
2. Split plans - I like two bedrooms, that do not share a common wall. 
3. Light - I am not a big fan of light entering rooms through the use of transparent sliding doors, and as such I like all bedrooms to have a window. 
4. A kitchen that actually works, and isn't just there in name. 
Definitely as open as possible with an open to the dining and living areas and as many pullout drawers as you can!
5. Wide units - I much prefer a wide unit with a lot of window space than a narrow and long unit 
6. Location of the washer-dryer.. not in the bedroom, or sharing a wall with the master-bedroom. 
7. I really like a walk-in closet, or a set of closets with a separate light than above the bed 

8. Lots of storage space, including walk-in closet which is accessed by pocket door directly to the laundry room.
9. Fully wired media room with built-in backing for future wall mount TV and wired surround sound system.
10. "Flex Room" which can be used as home-office, wine vault, hobby room, extra storage or my favourite - Man Cave!
11. High ceilings, minimum 9' makes such a huge impact in a suite.

 
Buying a Pre-Construction Condo: Choosing the Right Floor Plan

So you’ve made the decision to purchase a pre-construction condominium. Now here comes the hardest, but also more important decision – choosing the right floor plan. It is important to choose a layout that will accommodate your personal needs but will also prove to be attractive to potential buyers in the future.

One of the most important features to look for when considering a floor plan is the location of the windows in the unit. It is always more attractive to have windows in all the bedrooms and is a proven fact that natural light increases the resale value of the unit. Corner units typically have twice the amount of natural light which an extremely attractive feature for future buyers but beware of oddly shaped corner units.

One aspect that is often overlooked when choosing your unit is the actual location of the unit within the floor plan. A unit within close proximity to the elevators can prove to be very frustrating as noise levels tend to be high. This brings me to my next little piece of advice. Stay away from the garbage shoot! Many purchasers have been disappointed to learn that once they have moved into their condo they are constantly bothered by the sound of the garbage falling down the shoot. This has proven to be a larger problem for residents on lower floors especially when the garbage shoot runs behind their laundry room, which they typically do. Always ask your sales representative to show you the unit location within the entire floor plan.

When choosing your floor plan don’t forget to take into consideration the closet and storage space. Builders today are building taller condos however actual unit square footage is getting smaller. With smaller square footages, large closets and storage spaces come in handy, especially if owning a locker is not an option.

Being able to make good use of your space is extremely important when choosing your floor plan. This leads me to my next tip on choosing a functional layout. Even though pie shaped units or units with sharp angled walls have a dramatic architectural effect, they are extremely difficult to furnish and create a lot of wasted space. Evenly shaped rooms, such as squares or rectangles do not present this problem as they make furniture placement a lot easier and makes the space more useable.

Take into consideration the above mentioned tips when buying a pre-construction condo. The beauty of purchasing pre-construction is that you can choose the floor plan you like so why not choose smart?
